Problems we fix every day

Here’s what’s usually behind the most common water heater problems.

No hot water

Usually a bad thermocouple, igniter, thermostat or heating element. Most are fixed in one visit.

Pilot keeps going out

Often a worn thermocouple or a dirty pilot assembly. A quick, low-cost repair.

Rumbling or popping

Sediment has built up in the tank. A flush often fixes it if caught early.

Leaking

A leak from a valve or fitting can be repaired. A leak from the tank itself means it’s time to replace.

Rusty or smelly water

Usually a worn-out anode rod. Replacing it can add years to the tank.

Runs out too fast

A broken dip tube, failing element or a tank that’s simply too small.

Repair pricing

Service call & diagnosis (waived with repair)$89
Thermocouple or igniter$175–$325
Electric element or thermostat$200–$375
Pressure relief (T&P) valve$175–$300
Gas control valve$350–$600

Sample pricing for this demo. Final price is always confirmed before work starts.

Repair or replace?

A good rule of thumb: if your water heater is over 10 years old and the repair costs more than a third of a new one, replacing it is usually the better deal.

If the tank itself is leaking, it can’t be repaired. We’ll always tell you which option makes sense and give you prices for both.

Water Heater Repair questions

Can a leaking water heater be repaired?

Sometimes. If the leak is coming from a valve, fitting or drain valve, it can usually be fixed. If water is coming from the tank itself, the tank has corroded through and needs to be replaced.

Why is my water heater making a popping noise?

Popping or rumbling usually means sediment has built up on the bottom of the tank. Water trapped under the sediment boils and pops. A flush can help if it’s caught early.

How fast can you come out?

We keep openings for same-day repairs Monday through Saturday. Call before noon for the best chance at a same-day visit.

What should I do if my water heater is leaking?

Turn off the power (electric) or set the gas valve to “off” or “pilot,” then close the cold water valve on top of the tank. Then call us.
