We test the pressure relief valve so it works if it’s ever needed.
Burner or element check
We clean the burner on gas units and test elements on electric units.
Venting and gas line
We check that exhaust is venting safely and the gas connection is tight.

Why it matters here
Many homes in the Houston area have hard water. The minerals settle in the bottom of your tank as sediment, which makes the heater work harder, wears it out faster, and causes that popping sound.
Tankless units have the same problem inside their heat exchanger, which is why manufacturers recommend descaling them regularly.
Water Heater Maintenance questions
How often should a water heater be flushed?
Once a year for most homes. If your water is very hard or you hear popping, every 6 months is better.
What does an anode rod do?
It’s a metal rod inside the tank that corrodes so the tank doesn’t. Once it’s used up, the tank itself starts to rust. Most need replacing every 3–5 years.
Can I flush my water heater myself?
You can, but be careful with hot water and old drain valves that can break or leak. A tune-up also includes the safety checks most homeowners skip.
Do tankless water heaters need maintenance?
Yes. Minerals build up in the heat exchanger. Most manufacturers recommend descaling once a year, and some warranties require it.
